The courts were closed. The U.S. Consulate was closed. We had a notarized grant deed but needed one of them open to get it authenticated. The border was closed too so the seller could not cross it to get it notarized by a U.S. Notary. Escrow and Title were clueless. No help searching The Net either. The buyer cancelled. We thought we had a dead deal.

Many brokers would have given up on such a small transaction. Not me. I value all of my clients no matter the size of the commission. I have brought deals back from the dead before. There had to be a way!  I started making phone calls and sending emails to everyone I could think of in government. Within a week I got an email from the U.S. Consulate in Alberta outlining a "By Mail" method. The buyer came back and we closed a couple weeks later.
